Over-promised grants are the biggest source of disappointment in our trade. A contractor deducts a handsome amount from the quote, and eighteen months later it turns out never to be paid. So we simply list the conditions as they are — including the ones that do not work in our favour.
The reduced VAT rate is the benefit most owners are entitled to, and at the same time the one most often lost by accident. On a €15,000 façade project, the difference between 6% and 21% is over €2,000.
At the third condition. If you buy the insulation boards yourself — because you found a good price somewhere — and only have them installed, those materials fall outside the reduced rate and you pay 21% on them. The saving on the purchase is then usually smaller than the VAT difference.

The grant for wall insulation changed fundamentally in 2026. For part of all owners it no longer exists. That is unwelcome news to deliver, but it beats hearing it after the work is done.

The income thresholds above are indicative 2026 figures and rise per dependent person; your exact category is calculated in the simulator. A cap of 100 m² also applies to wall and roof insulation. The application runs through Mijn VerbouwLoket and can be submitted up to two years after the date of the final invoice. Always check the current conditions yourself on the Mijn VerbouwPremie website before signing anything — our page, too, can lag behind a rule change.
External wall insulation requires the insulating material to reach an Rd value of at least 3.0 m²K/W, and the work must be carried out by a contractor — DIY does not qualify. Rd 3.0 is reached with graphite EPS from roughly 10 cm, and with white EPS only from roughly 11 cm.
We install 14 to 16 cm as standard, giving Rd 4.4 to 5.0. Not to clear the grant threshold, but because a façade you tackle once in thirty years deserves it. How that calculation works is set out on choosing your insulation.
Since March 2026 private landlords fall into the highest income category and therefore no longer receive a grant for wall insulation, whatever their own income. If you let through a housing association, the opposite applies and you receive the highest grant amounts. That difference is large enough to check before you decide.
The façade is a common part, and for common parts the owners' association applies for a base grant itself, through the managing agent. Individual owners in the lower categories can submit their own application on top of that for their share. We produce the survey and the quotation at building level, so the managing agent has one file instead of twenty.
The two highest income categories lost their wall insulation grant in March 2026. What category 2 did not lose is the option to finance the work at 1.5%. For the lowest category the loan is interest-free.

You borrow from €4,000 to €60,000, over a term of up to 25 years. The monthly amounts above are our own worked examples for illustration, not an offer: your file is assessed by the lender, who also provides the exact repayment schedule. Façade insulation qualifies; interior renovation no longer does since 2026.
This is the mistake that costs money. For Mijn VerbouwPremie you apply after the work, up to two years after the final invoice. For Mijn VerbouwLening it is precisely the other way around: at the time of application there may be no invoices yet. If you only decide to borrow after our final invoice, you are too late.
That is why we ask during the site visit: are you considering financing? If so, we schedule the work after your application rather than before it. Both applications run through Mijn VerbouwLoket, not through us — we supply the invoices and technical data sheets your file needs.
Three support measures our clients still ask about no longer exist. Better that you read it here than budget for it.
The desk closed on 30 June 2026. New applications are no longer possible, not even for work you are carrying out now.
Scrapped on 1 January 2026. The federal 6% VAT rate for demolition and rebuilding does still exist, permanently, but that is a VAT arrangement with its own conditions — your sole own home, a maximum of 200 m² habitable floor area and a five-year occupancy obligation — and not a grant.
In Flanders there is no grant for solar panels any more; the last one expired at the end of 2024.
The grant for heat pumps and heat pump boilers remains in place until the end of 2027 for all income categories, including those who lost their wall insulation grant. We do not install them.
The order is worth knowing all the same: insulate the envelope first, choose the heat pump afterwards. A well-insulated façade lowers the output you need, and therefore the price of the installation. Do it the other way around and you pay twice over — first for an oversized pump, then for heating a façade that holds nothing back.
And the benefit you are certainly entitled to is at the top of this page: the reduced 6% VAT rate.
Anyone who has acquired a residential home or apartment with EPC label E or F by notarial deed since 2023 must bring it up to at least label D within a set period. That is not an encouragement but an obligation, with a fine behind it.
On 1 January 2026 the period was extended from five to six years after the notarial deed, and that extension also applies to obligations already running. So you have a little more breathing space than before — but the clock starts at the deed, not at the moment you think of it.
A fine of €500 to €5,000, plus a new period in which the obligation must still be met. The fine does not replace the renovation.
According to the Flemish government's Woningpas, insufficiently insulated external walls are the second largest cause of heat loss in a home, after the roof. In an EPC calculation a well-insulated façade therefore translates into one of the biggest jumps you can make with a single intervention.
In its 2050 energy target the Flemish government assumes at least 14 cm of EPS or mineral wool for external walls. If you are insulating now, that is the level to aim for — not the 10 cm with which you just about qualify for a grant file.
We build the value of your façade on comfort, savings and 6% VAT. If a grant comes on top, that is a bonus.
